Addie Meedom House is seeking qualified applicants for a Maintenance Director Position. Shift: Varies. Summary: The Maintenance Director is one of our key employees. This individual keeps everything working while allowing each resident to maintain as much of their own apartment as possible. Responsible for overseeing the facilities preventive maintenance program as well as facility improvements and refurbishment. This position has a high degree of contact with residents. Staff in this position must provide the facility with a continuous stream of information on the status of the building and equipment. They serve as a member of the facility care team. The maintenance director is responsible for all maintenance of the building and for all facility systems maintenance including; electrical, heating and air conditioning, and plumbing. Responsible for overseeing that the building is in good repair on the interior and exterior. Must be able to perform repairs to the building that require basic carpentry and painting skills. Works closely with subcontractors to ensure that proper work is done before signing off. Individual must be on call 24 hours per day and 7 days a week due to the nature of the facility and plant operations. Duties: Repair, replace, and maintain: fixtures, facility, and equipment. Keep records, maintenance files, and conduct meetings as requested by management. Instruct employees regarding proper safety methods. Read and understand equipment and test procedures. Ability to communicate well. Ability to prioritize tasks as well as follow and use schedules. Able to work with minimum supervision. Observational and visual skills. Knowledge and proper use of hand tools, power tools and lawn and garden equipment. Clear speaking voice. Legible handwriting. Organizational abilities. Math and money handling skills. Good understanding of basic carpentry skills and tools may include but not limited to keeping files in order on the following topics: Tool inventory Supply inventory, Dept. M.S.D.S. Safety committee file Fire drills, and other files as specified by management. Prioritize tasks daily Communicate effectively with other employees and vendors and residents. Advise and manage maintenance codes and contracts. Communicate with management regarding safety issues. Communicate with fire and monitoring company and others regarding fire drills. Assist facility staff with cleaning procedures as directed by management. Other duties as required. Inspect equipment to determine need and extent of servicing needed. Notify manager of need for major repairs. Perform ground maintenance on a year round basis. Maintains facility vehicle. Requirements/ Qualifications: High school diploma or GED; or one year related experience and/or training; or equivalent combination of education and experience. In addition, the individual must have a background in a maintenance or construction related area. The individual must hold a valid driver’s license and be insurable to drive the facility van. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
